Sale Transactions
Selling your property should be straightforward, not stressful. We prepare discharge statements, closing documents, and title matters — handling everything required to get you a smooth close.
Refinancing
Refinancing comes with more paperwork than most people expect. We manage lender instructions, payout statements, title updates, and signing requirements, so the process moves quickly and correctly.

Closing Costs in Brampton: What You Actually Pay
Most buyers budget for the price and the mortgage, then get surprised by what’s due on closing day. Here’s what actually comes out of your pocket.
Land Transfer Tax:
Ontario charges land transfer tax on every residential purchase, calculated on the price:
- 0.5% on the first $55,000
- 1.0% from $55,000 to $250,000
- 1.5% from $250,000 to $400,000
- 2.0% from $400,000 to $2,000,000
- 2.5% above $2,000,000
Brampton does not charge a municipal land transfer tax. Toronto is the only city in Ontario that adds one on top of the provincial tax, so the same purchase closes for meaningfully less here than across the city line.
First-time home buyers can claim a refund of up to $4,000, which means no provincial land transfer tax at all on the first $368,000 of the price. You need to be 18 or older, a Canadian citizen or permanent resident, and you cannot have owned a home anywhere in the world. If your spouse owned one while you were together, neither of you qualifies. You have to move in within nine months and claim within 18 months of registration — we handle the claim as part of your closing.
Legal Fees and Disbursements:
Disbursements are the out-of-pocket costs we pay on your behalf: title search, registration fees, software charges, couriers, and your title insurance premium. They are set by third parties, not by us, and they are separate from legal fees. Your written quote sets out both before you retain us.
Title Insurance:
A one-time premium, paid at closing, that protects you against title defects, survey problems, fraud, and certain unknown claims against the property. Most lenders require it. It replaces the older practice of obtaining a new survey, and it stays in force for as long as you own the home.
Adjustments on Closing:
The seller may have prepaid property taxes, utilities or condo fees past your closing date. You reimburse them for the portion covering the time you will own the home. We calculate this on the statement of adjustments before closing, so there are no surprises.
Non-Resident Speculation Tax:
If you are not a Canadian citizen or permanent resident, Ontario’s Non-Resident Speculation Tax applies at 25% of the purchase price across the whole province, Brampton included. It is a large number and it catches people out. Tell us early if it might apply to you.

Real Estate Law FAQs
Do I need a real estate lawyer to buy or sell property in Ontario?
Yes. In Ontario, a lawyer is required to complete key legal steps such as reviewing title, registering transfers, handling mortgage instructions, and completing closing documents.
What does a real estate lawyer actually do?
A real estate lawyer reviews the agreement of purchase and sale, searches title, orders and reviews the survey and any liens, handles mortgage instructions from your lender, calculates closing adjustments, registers the transfer, and holds and releases funds on closing day. We also explain what you’re signing before you sign it.
When should I contact a real estate lawyer?
It is best to contact a real estate lawyer as soon as an agreement is signed, or earlier if you want legal advice before signing. Early review can help identify deadlines, conditions, and documents needed for closing.
How much does a real estate lawyer cost in Brampton?
For a standard residential purchase in Brampton, legal fees typically range from $900 to $1,200, plus disbursements and land transfer tax. Sales and refinances are usually lower. Complex files — multiple properties, corporate purchasers, or title issues — are quoted individually. We provide a written quote before you retain us, so there are no surprises at closing.
What are the closing costs on a house in Brampton?
Budget for land transfer tax, legal fees, disbursements, title insurance, and adjustments for property taxes or utilities the seller has prepaid. Land transfer tax is usually the largest single item. First-time buyers can claim a refund of up to $4,000, which covers the tax entirely on the first $368,000 of the price.
Does Brampton have a municipal land transfer tax?
No. Toronto is the only city in Ontario that charges a municipal land transfer tax on top of the provincial one. A purchase in Brampton pays provincial land transfer tax only, and first-time buyers may qualify for a refund of up to $4,000.
How long does a real estate closing take in Ontario?
Closing timelines vary by transaction, but most standard purchases and sales close within 30 to 60 days of an accepted offer.
Do you assist first-time home buyers?
Yes. We help first-time buyers understand the legal process, required documents, closing funds, title insurance, lender instructions, and what to expect before closing day – including guidance on the land transfer tax refund many first-time buyers qualify for.
Can your firm help with refinancing?
Yes. We handle mortgage refinancing matters, including lender instructions, payout statements, title updates, and signing & registration requirements.
Do I have to come to your office to close?
Not for every stage. Most steps, including signing, can be completed remotely, so you do not need to attend our office throughout the transaction. Documents that need to be sworn or commissioned can be handled by a notary public at our Brampton office if you would rather attend in person.
Do you handle closings outside Brampton?
Yes. Our office is in Brampton, and we act on transactions across the Greater Toronto Area, including Mississauga, Vaughan, Toronto, Oakville, Hamilton, St. Catharines, and the Niagara region.
How do I choose a real estate lawyer in Brampton?
Confirm the lawyer is licensed by the Law Society of Ontario and has handled transactions like yours. Ask for a written fee quote up front, including disbursements. Ask who will actually be handling your file and how quickly they respond to questions — closings run on deadlines, and delays cost money. If you’d like to discuss your transaction, you can reach our office at (647) 460-9143.
